Guiding You Home
01 - Find An Expert Real Estate Agent
Choosing the right real estate agent makes a big difference. It can affect how long you're looking for a home and the price you end up paying. An agent with experience and good contacts can help you find the right home quickly and at a fair price. Having an agent who really cares about their clients can make the whole process smoother and more enjoyable.
Sandi and Debbie are well-known for their top-quality service, and are ABR Designated.
03 - Start Searching
Your journey to find a home begins now! Using your budget, Sandi and Debbie will show you a selection of homes that fit what you're looking for. They'll be with you during home visits to help with any questions. When you find a home you love, they'll start putting in offers and working out the best deal for you.
04 - Submit Offers
After touring different homes, and when you find the one that feels like home, Sandi and Debbie will guide you in crafting a competitive offer. This includes determining an appropriate offer price, considering contingencies, and deciding on any additional terms to include. Submitting an offer is a significant step, and Sandi and Debbie will be there to ensure it’s done strategically and effectively.
05 - Negotiate and Finalize Offer
After submitting your offer, the negotiation process begins. The seller may counter your offer, and you may go back and forth until both parties reach an agreement. During this stage, Sandi and Debbie will advocate for your interests, helping to negotiate the best possible terms. Once the offer is accepted, the purchase contract is finalized, bringing you one step closer to homeownership. This is a critical phase where having an experienced Realtor makes all the difference.
06 - Complete Inspections & Get Repairs
With an accepted offer in place, it’s time to conduct inspections and review reports to assess the property’s condition. A thorough home inspection will uncover any issues that need attention, from minor repairs to significant concerns. Based on the inspection results, you may request the seller to make repairs or provide credits. Sandi and Debbie will help you navigate this process, ensuring any necessary negotiations are handled efficiently and fairly.
07 - Finalize Financing & Remove Contingencies
As you move toward closing, it’s crucial to finalize your financing. This step involves securing your mortgage, completing all necessary paperwork, and ensuring that your loan is fully approved. At the same time, you’ll work on removing any remaining contingencies, such as the home inspection or appraisal. Once these are addressed, your purchase becomes more solid, and you’re ready to proceed to the final stages of the transaction.
08 - Sign Docs & Close
The final step in your home-buying journey is signing the loan documents and closing on your new home. During this phase, you’ll review and sign a series of legal documents to finalize the mortgage and transfer ownership of the property. After the paperwork is complete, you’ll conduct a final walk-through to ensure the home is in the agreed-upon condition. Finally, you’ll receive the keys to your new home, marking the successful completion of the buying process.
Our Buyers Are Saying
"Debbie was an excellent agent for us and helped us find a home in our dream neighborhood in a very challenging market for buyers with constraints on timing due to the need to sell our house first. She was also incredibly helpful in providing contacts for after we moved in. Thanks Debbie!"

Our Buyers Are Saying
"Debbie is very responsive and attentive to individual needs. She will quickly work to understand your exact situation and then set out to find a match for you. Despite me being remote through most of the process, she kept things moving and kept everyone else focused on timeline, dependencies and always laser focused on execution. Since Debbie and her partner Sandi work in lock-step with one another, the very few times that Debbie couldn't accommodate something in the schedule she proactively setup Sandi to fill in without me even having to ask. This was my first home purchase in California so I had endless questions about standards and practices here in CA. Debbie exercised a great deal of patience with all my questions. At multiple milestones, I brought up last minute questions that required specialist opinions. Debbie had referrals in her back pocket to get me the right resources quickly, and she provided strong guidance where she needed to in order to keep me on track. The mortgage lender that Debbie referred me to ended up being the best deal I could find anywhere - by at least .25%+! Debbie had existing relationships with everyone involved in the process which I believe made things go super smooth. We even closed a day early! I would highly recommend Debbie (or her business partner Sandi) for anyone looking for a home in Orange County!"

"Debbie was introduced to us by our relocation expert when I was considering the opportunity at City of Hope Orange County. When we decided to purchase in this seller's market, we were still located in Houston. Debbie was extremely helpful putting together a strategy leveraging our strengths as buyers to stand out among many other buyers. She was patient and took time to see homes on our behalf and we virtually tour homes including the one we purchased in this manner. In this process, we learned that Debbie is well-respected in the area and has many connections to many agents. This was another advantage that we had which helped us become the winning offer for the house we purchased. during negotiations, she continued to represent our best interests and securing repair concessions that otherwise we would not have received without her! She has very kindly offer her help and services to complete a few smaller remodel projects that will make the home perfect for us before we move in. Having grown up in a real estate family and bought and sold a few houses ourselves, we can assure you that Debbie is a cream of the crop agent who cares for her clients, has great communication skills with all parties, organized, and has a great team to help you in anyway for your real estate needs. We couldn't be happier!"

"Sandi went above and beyond, in so many unexpected ways, to accommodate our needs for the right home, in the right area and the right price. We were very specific of where we wanted to live, close to family as we were relocating from Indiana. Over the past few months as I inquired about properties, while not confirmed of when we would move, Sandi always was quick to respond and set up a next step. Recently we inquired about looking at homes and Sandi made all the arrangements prior to our arrival from SNA. That same day we found our forever home. Thank you Sandi for all your help and follow-up even after we made the purchase."

"We had an amazing experience with Sandi Clark as we went about finding our primary home. She was outstanding, she treated us like family, she was very well versed on the OC market, and even after the deal was done (3 months later), she has continued to help ensure that we are having a smooth transition.
In a high activity seller's market, she was able to get us a fair price through her research and persuasion skills. Thank you, Sandi!"

"Debbie Miller and Sandi Clark were referred to us by our corporate relocation company. We were new to the county and Debbie immediately set to work showing us different communities and the range of housing options. Debbie and Sandi asked really good questions about our needs and wants and patiently showed us a myriad of properties. They were very patient educating us about different communities, services, even microclimates on the coast, as we were starting at zero in terms of familiarity. Debbie was also extremely helpful in our final negotiations as she had an additional task of establishing trust on our behalf with the seller and educating them about purchase funds from another jurisdiction. In turn, she also provided us with a lot of resources and support as we navigated our first local purchase. I would happily work with this team again."

02 - Get Pre-Approved
Getting pre-approved is an important part of buying a home. It shows how much you can spend and helps you get ready to buy by lining up your finances. When you're pre-approved, you can clearly see where you stand financially, know the price range of homes you can look at, and have a stronger position when you're ready to buy. Sandi and Debbie can guide you through this process, offering key questions to ask your lender and sharing real-life examples of why it's crucial to start with this step. Having a pre-approval letter shows sellers that you're serious and ready to buy, setting you apart from other buyers.
